Current Ordinance

Effective April 1, 2022, Prince George’s County has a new Zoning Ordinance. The Zoning Ordinance streamlines the development approval process; modernizes and consolidates zones and development standards; incentivizes transit-oriented and mixed-use development; and protects stable residential neighborhoods. The new Zoning Ordinance will support a sustainable network of communities for residents to live, work, and play.

Prior April 1, 2022

Prior Ordinance

The new Zoning Ordinance went into effect on April 1, 2022. For a period of two years, Applicants have the option to submit under the requirements of either the new or prior Ordinance.

Any application accepted prior to the effective date of the new Ordinance or grandfathered under the prior Ordinance will be reviewed and decided in accordance with the provisions of the prior Ordinance. See the Transitional Provisions Quick Reference for more information.

The 2010 Guide to Zoning Categories (PDF) was prepared to help our customers understand the different zoning classifications used in the prior Ordinance. These zones are only applicable to development applications that are “grandfathered” under the prior Ordinance and development pursuant to the prior Ordinance (only for a period of two years from the effective date of the new Ordinance).
