Expedited Transit-Oriented Development Application (ETOD)
On June 4, 2013, the Prince George’s County Council, sitting as the District Council, adopted CB-20-2013 (PDF) for the purpose of defining expedited transit-oriented development (ETOD) and incentivizing transit-oriented development in Prince George’s County.
In order to facilitate the application process for projects, the Prince George’s County Planning Department, Development Review Division has prepared new documents for this process. Also, all ETOD site plan applications will be available online within 14 calendar days after the date of submittal.
The new Zoning Ordinance and Subdivision Regulations go into effect on April 1, 2022. For a period of four years (until March 31, 2026), Applicants have the option to submit under the requirements of either the new or prior Ordinance. [Note: Review under the prior Ordinance requires a Pre-Application Conference and Statement of Justification to explain why the applicant has not chosen to develop under the provisions of the new Ordinance.]
Any application accepted prior to the effective date of the new Ordinance (April 1, 2022) will be reviewed and decided in accordance to the provisions of the prior Ordinance.
