| ||Adelphi Road – UMGC/UMD West Purple Line Station Area Sector Plan||The Adelphi Road – UMGC/UMD West Purple Line Station Area Sector Plan will be the guiding document for future development surrounding the Adelphi Rd - University of Maryland Global Campus (UMGC)/University of Maryland (UMD) Purple Line Station and the surrounding neighborhoods, for the next 25 years. The Sector Plan will advance the goals of the Prince George’s County General Plan - Plan 2035, and will build upon the recommendations provided in the Purple Line Transit-Oriented Development (TOD) Study that was conducted by the Maryland-National Capital Park and Planning Commission in 2013. This plan will incorporate and build upon the ongoing campus planning efforts of UMGC and UMD. The document will replace the 1989 Approved Master Plan for Langley Park-College Park-Greenbelt and Vicinity, the 2004 Approved Sector Plan for the Prince George’s County Gateway Arts District, and the 1994 Approved Master Plan for Planning Area 68 within the Sector Plan area. The Plan will examine the existing conditions and issues, and assets and opportunities, and identify strategies to implement the County’s goal of maximizing the massive public investment in transit infrastructure through targeted transit-oriented development and accessibility improvements in the Sector Plan area through an inclusive public engagement process.
Properties are proposed to be reclassified into the new zoning categories contained within the County‘s adopted 2018 Zoning Ordinance through the ongoing Countywide Map Amendment.

| ||Berwyn Heights Pedestrian and Bicyclist Safety Improvement Action Plan||In 2018, the Berwyn Heights Town Council created a Quality-of-Life Commission to address community concerns that the town’s appeal as a place to live was diminishing. The Quality-of-Life Commission made a set of recommendations, a portion of which focus on improving bicyclist and pedestrian safety. The town council then established a Walkable Bikeable Berwyn Heights Task Force to work toward ensuring safe, walkable neighborhoods. (The task force’s recommendations are found in the February 2020 report: “Walkable Bikeable Berwyn Heights.”)
Municipal staff then worked with the town’s elected officials to prioritize the recommendations. They determined that some recommendations (such as speed limit changes and new signs) were within the town’s capacity to implement, but that at least four of the recommendations require analysis by qualified transportation planners/engineers to determine whether they can or should be implemented, or if there are better solutions.
This PAMC project will analyze recommendations developed by the Walkable Bikeable Berwyn Heights Task Force and prepare an action plan to create a more safely walkable-bikeable community. The project?shall comprise the following major work products:
Evaluation of the town’s walkable/bikeable recommendations
Identification and justification of priority improvements
An action plan
Cost estimates and funding sources for each action plan item|
| ||Business Improvement District||The purpose of the Business District Improvement Toolkit is to provide municipalities, transit districts, or other entities a road map and step by step guide that could be used to organize, implement and finance a BID that promotes targeted commercial improvements and investment as well as neighborhood vitality. The deliverable is a toolkit and guidebook that will develop opportunities for the user to implement a mechanism to assist in promoting economic development in and around our transit district and business/commercial corridors. |
| ||Carole Highlands Pedestrian Safety and Accessibility Study||To conduct a study of the Carole Highlands area, focusing on the pedestrian experience. The study will examine existing conditions, and, working with the local community and partner agencies, identify opportunities for improving pedestrian safety and accessibility.|
| ||Countywide MPOT Plan 2035 Implementation||The Prince George’s County Planning Department has initiated a multi-year effort to develop a new and updated Master Plan of Transportation (MPOT).
The Countywide Master Plan of Transportation - Plan 2035 Implementation (MPOT 2035), a countywide functional master plan for guiding transportation infrastructure and network development, will update and replace the 2009 MPOT as well as the transportation facility recommendations from the active area and sector master plans.
The MPOT 2035 will also implement conformance with the approved general plan, Plan Prince George’s 2035 (Plan 2035). |
| ||Countywide Wayfinding Study||This analysis will determine how a countywide approach to wayfinding could be developed given the existing framework of agencies, responsibilities, and political elements involved. The consultant will engage County agencies and local governments to develop an understanding of the controls over wayfinding and the process required for implementation.|
| ||Henson Creek Village Area Study||The study area is a small geographic area within the 2006 Approved Master Plan and Sectional Map Amendment for the Henson Creek-South Potomac Planning Area boundary. Approximately two-third of the study area was identified in the master plan as the “Henson Creek Transit Village” and includes the current Livingston Square Shopping Center (see project boundary map). The master plan envisioned the Henson Creek Transit Village as a “pedestrian-oriented village focused on a two- to three-block section of Livingston Road between Palmer Road and Old Fort Road.|
| ||Langley Park Bike Blvd Project||The Prince George’s County Planning Department needs your input on the Langley Park Neighborhood Bicycle Boulevards project. This project will guide complete streets development in the Langley Park neighborhood north of the Riggs Road Purple Line station.|
| ||Largo Town Center Wayfinding, Branding, and Placemaking Strategy||The project area is conterminous with the plan area of the Approved Largo Town Center Sector Plan. However, the Strategy should not negate the influence of other branding initiatives outside of the sector plan area, including the Health Sciences District – the area of the Central Avenue-Blue Line Corridor – and Central Avenue Connector Trail. The required services include, but are not limited to, existing conditions analysis, multimodal transportation analysis, graphic design, brand development, and community engagement, all with an emphasis on pedestrian- and transit-oriented development.|

| ||Mount Rainier M-U-TC Design Review Committee||The Mount Rainier MUTC Design Review Committee reviews all exterior renovations and new development projects within the Mount Rainier MUTC Zone to ensure that the applications comply with the intent of the plan vision, the design standards and guidelines, the implementation strategies of the development plan, and the Secretary of Interior’s Standards for Rehabilitation. Permit applications are reviewed by the MUTC Committee for recommendation to the Prince George’s County Department of Permitting, Inspections and Enforcement (DPIE). Special Permit applications are reviewed by the MUTC Committee for recommendation to the Prince George’s County Planning Board.|
| ||Mount Rainier NCOZ||On October 23, 2018, the Prince George’s County Council adopted a new Zoning Ordinance and new Subdivision Regulations for Prince George’s County. As part of the implementation of these new laws, a new Neighborhood Conservation Overlay Zone (NCOZ) is being prepared for those properties in the City of Mount Rainier currently classified in the R-55 (One-Family Detached Residential), R-35 (One-Family Semidetached, and Two-Family Detached, Residential), and R-20 (One-Family Triple-Attached Residential) Zones.
The purpose of the NCOZ is to protect and preserve the unique development features and character of established neighborhoods throughout the County, and to promote new development that is compatible with the existing neighborhood character. Minimum criteria for the designation of an NCOZ are established in the new Zoning Ordinance; these will be addressed in a Mount Rainier neighborhood study that specifies the development context. The Mount Rainier NCOZ will also include development standards specific to Mount Rainier's single-family residential neighborhoods; should the Mount Rainier NCOZ be approved, the standards will regulate development, redevelopment, and building alterations in the zone.|
| ||New Carrollton Downtown Access and Connectivity Strategy||To develop an implementation strategy on how best to connect neighborhoods within the City of New Carrollton and the Transit District Development Plan area to public spaces, parks, transit facilities, schools, libraries, and key destinations throughout the New Carrollton Downtown.|
| ||Northern Gateway CDC: Strategies for Public-Space and Commercial-Corridor Enhancements on MD 193 (Un||Significant investment in a new transit rail line, the Purple Line, has begun and the alignment for the portion that will serve the Northern Gateway area will run along University Boulevard, also known as the International Corridor. The International Corridor is a vibrant retail strip of African American, South and Central American, Asian, and African businesses that provide essential goods and services to area residents. Along with new investment in transit, the new alignment provides the opportunity to link the corridor to a greater network of improved access and circulation, and to integrate streetscape enhancements to a public realm that promotes a multi-modal environment and enhances a unique cultural and neighborhood identity. This project seeks to improve biking and pedestrian safety, better connect neighborhoods to the corridor, and enhance the public realm.|
| ||Planning Assistance for Municipalities and Communities - PAMC||The Planning Assistance to Municipalities and Communities (PAMC) program, administered through the Prince George's County Planning Department, offers planning, design, technical and, in select cases, financial assistance for planning-related projects in response to specific requests from local municipalities and community organizations. Planning staff may be assigned to work on PAMC projects if the skill set for the requested project and capacity exists within the Planning Department. Financial assistance for consultant services may be requested for PAMC projects that meet the application guidelines. These funds are awarded based on the PAMC budget; the per-project maximum, and the available funds in each PAMC application cycle. The County Council sets the total amount of financial assistance available for to the PAMC program each fiscal year through its annual budget process. Municipalities and communities in Prince George's County that are interested in pursuing initiatives that assist with redevelopment, revitalization or implementation of comprehensive plan recommendations are welcome to apply.|

| ||Realizing the Vision - Land Redevelopment Study||To develop a strategy based on successful models from around the country on how best to connect key partners with plan visions and goals. There are many plans for the county which describe a vision for the future that is different (sometimes significantly) from the present. In order to realize those visions, there need to be some strong relationships. Key among them is the relationship between the land owners and developers and M-NCPPC and its’ partner agencies. This study looks at the Subregion 1 plan area, and the Route 1 Corridor within it, to consider how to develop those relationships in order to realize the vision within the plan. |
| ||Retail Revitalization Guide Project||The Prince George's County Retail Revitalization Guide will be an interactive online tool designed to encourage and support the improvement and redevelopment of struggling suburban retail centers throughout the County.|
| ||Riverdale Park M-U-TC Local Design Review Committee||All new development, signs, fencing, parking, lighting and exterior renovations occurring within the Riverdale Park Mixed-Use Town Center Zone (M-UTC) will be reviewed by the Riverdale Park Local Design Review Committee to ensure that the development plan’s goal and design principles, standards and guidelines are met. The committee is advisory to the Prince George’s County Planning Board and is assisted by staff from the M-NCPPC Planning Department’s Community Planning Division. Special Permit applications are reviewed by the M-UTC Committee and the Town Council of Riverdale Park for recommendation to the Prince George’s County Planning Board.|

| ||Takoma Langley Crossroads Parking Study||In June 2020, at the request of Councilwoman Deni Taveras, the Community Planning Division commenced a new parking study for Takoma Langley Crossroad area to assess the current demand and supply of residential and commercial parking at various peak times, reflecting the diversity of users and times that parking demand may be highest. The goal of this study is to identify strategies that can mitigate the parking issue in the study area. The project will examine legislation, the impact of zoning, enforcement, policies like Residential Parking Permits, and public-private partnerships among others as potential solutions. |
| ||Takoma/Langley Crossroads Planning and Implementation Study||In June 2020, the Prince George’s County Planning Department commenced the Takoma-Langley Crossroads Planning and Implementation Study at the request of Councilwoman Deni Taveras to identify opportunities offered by the new zoning ordinance toward the implementation of recommendations in the 2009 Approved Takoma/Langley Crossroads Sector Plan. The study will analyze market data, recommendations of the sector plan, and other studies to identify and prioritize short- and long-term opportunities for public and private investment, as well as recommend development typologies suitable for the study area. HR&A Advisors, Inc. was hired as the lead consultant to survey existing conditions and development opportunities, which includes an examination of development impacts of the Purple Line and zoning rewrite. Toole Design Group, LLC is working with HR&A to examine and provide recommendations to enhance walkability and accessibility in the transit-oriented center. |

| ||Town of Cheverly: National Register Nomination||This project involves the retention of consultant services to research, document, and produce a National Register Historic District Nomination for those portions of the Town of Cheverly that would be found to meet the criteria for designation as a National Register Historic District. The area to be addressed through this project includes that identified as the Cheverly Historic Community in the 2010 Approved Historic Sites and Districts Plan (pp. 223-224) and is composed largely of those portions of the present Town of Cheverly that were platted by Robert Marshall, president of the Washington Suburban Realty Company, in seven sections between 1918 and 1926. The desired consultant services would produce all the documentation required for review by the Prince George’s County Historic Preservation Commission Prince George’s County Historic Preservation Commission, the Maryland Historical Trust, and the United States Department of the Interior/National Park Service.|
