Greater Cheverly Sector Plan

Latest Update

On June 22, 2017, the Prince George's County Planning Board voted and adopted the Preliminary Greater Cheverly Preliminary Sector Plan. The adopted sector plan will be used in conjunction with Planning Board Resolution (PGCPB No.17-83). The adopted sector plan and Planning Board Resolution will be transmitted to the District Council for consideration. The District Council worksession for the adopted sector plan will be held on September 12, 2017.

Background


The Greater Cheverly Preliminary Sector Plan map builds upon recommendations from the Prince George's 2035 Approved General Plan, the 2005 Sector Plan for Tuxedo Road/Arbor Street/Cheverly Metro, and the 2014 Kenilworth Avenue and Town of Cheverly Industrial Study, a recent study that analyzes some of the industrial areas in the plan area.

This 2,165-acre planning area contains the residential communities of Englewood, Landover Knolls, Newton Village, Oaklyn, Radiant Valley, and the Town of Cheverly. There are also industrial uses lining the area's southwest edges. The WMATA Metro Orange Line, Baltimore-Washington Parkway, and U.S. 50 provide direct access to the District of Columbia. The area is bounded roughly by the Town of Bladensburg to the north, District of Columbia to the south, U.S. 50 to the east, and the Anacostia River to the west.

Project Objectives


  1. Improve pedestrian and cyclist safety, access, and connections within the plan area.
  2. Increase connectivity by all modes throughout the area, particularly the employment areas and the Cheverly Metro Station.
  3. Preserve and strengthen residential neighborhoods.
  4. Identify opportunities for infill and redevelopment of the Arbor Street/Tuxedo Road area and the Prince George's Hospital site.
  5. Conduct a focused assessment of environmental conditions, and develop strategies for improvement.
