Bladensburg Town Center Sector Plan & Sectional Map Amendment (SMA)
Completed July 2007
The approved plan contains recommendations on future land uses and development for a new Bladensburg Town Center focused on the primary commercial corridor for the town, Annapolis Road, and the adjacent supporting area. Policy guidance for this plan came from the 2002 Prince George's County Approved General Plan. The plan is a continuation of the community efforts begun over a decade ago to encourage reinvestment and redevelopment in Bladensburg. Read More
Bowie & Vicinity Master Plan & Sectional Map Amendment (SMA)

This plan amends the 1991 Approved Master Plan and Adopted Sectional Map Amendment (SMA) for Bowie-Collington-Mitchellville and Vicinity, Planning Areas 71A, 71B, 74A, and 74B. It also amends the 2002 Prince George's County Approved General Plan and other functional master plans. Branch Avenue Corridor Sector Plan & Sectional Map Amendment (SMA)

The 2002 Approved General Plan for Prince George's County designates Branch Avenue from the District line to the Beltway (I-95/495) as a "Corridor" and the Naylor Road Metro Station as a "Community Center." The Centers and Corridors are targeted growth areas where development and redevelopment can capitalize on existing infrastructure by locating homes, jobs and shopping closer to transit services. These are areas where unique opportunities are provided for attracting economic development, capitalizing on investments in mass transit facilities, and providing for mixed-use, transit-oriented and transit-supporting development.
Capitol Heights Metro Transit District Development Plan & Transit District Overlay Zone (TDOZ)

This is a new Transit District Development Plan (TDDP) and Transit District Overlay Zone (TDOZ) for the Capitol Heights Metro Area. The TDDP includes a comprehensive development vision for the planning area, development review process requirements, and form-based development standards and guidelines that regulate the use and development of land within the TDOZ. Together, the TDDP and TDOZ are intended to foster transit-oriented development that increases transit use and decreases automobile dependency by locating homes, jobs and shopping closer to transit services and in close proximity to one another.
East Glenn Dale Area Sector Plan & Sectional Map Amendment(SMA)

The new sector plan and SMA will amend the 1993 Approved Glenn Dale-Seabrook-Lanham and Vicinity Master Plan/Sectional Map Amendment. The Prince George's County Council initiated the East Glenn Dale area sector plan and SMA in October 2004. The sector plan will contain policies, objectives and recommendations that will guide future growth and development in the planning area. The SMA is a comprehensive rezoning process that will implement the sector plan recommendations and policies by amending the zoning map.
Henson Creek-South Potomac Master Plan & Sectional Map Amendment (SMA)
Completed April 2006
The Henson Creek-South Potomac approved master plan recommends policies and strategies to guide the area's future growth and development. The sectional map amendment brings the zoning into conformance with the land use recommendations. The plan updates the 1981 Subregion VII master plan for Planning Areas 76B and 80. It further refines and amends the goals, objectives, policies and strategies of the approved 2002 General Plan for this area.
Prince George's Plaza Regional Transit District Transit District Development Plan (TDDP) and Transit District Overlay Zoning Map Amendment (TDOZMA)
The plan contains a comprehensive vision to guide future development within the area along with implementation strategies to help realize the development vision. The Plan replaces the 1998 Prince George's Plaza Approved Transit District Development Plan for the Transit District Overlay Zone. It also amends the 2014 Plan Prince George's 2035 Approved General Plan and the Prince George's County Zoning Map for that portion of Planning Area 68 within the Regional Transit District
Public Safety Facilities Master Plan
Completed March 2008
This plan contains recommendations for the Prince George's County Police Department, Fire and Emergency Medical Services Department, Department of Corrections, Office of Emergency Management, Office of the Sheriff, and the M-NCPPC Park Police Division. The plan proposes policies and strategies that provide guidance on the location and timing of new facilities and the need for upgrading or renovating existing facilities.
Suitland Mixed-Use Town Center Development Plan

This development plan includes a design review process and standards to establish a framework for business and property owners, tenants, residents, County officials and staff to review planned new development or redevelopment within the Mixed-Use Town Center Zone. This rezoning effort is intended to foster redevelopment and revitalization to create a town center in Suitland that will include the County's Suitland Manor redevelopment project. It will also implement the county's 2002 General Plan Regional Center recommendation for this area that includes the Suitland Metro Station.
West Hyattsville Approved Transit District Development Plan & Transit District Overlay Zoning Map Amendment (TDOZ)

This plan will amend the 1998 West Hyattsville Approved Transit District Development Plan for the Transit District Overlay Zone and portions of the 1994 Planning Area 68 Master Plan. Developed by the Commission with the assistance of the community, this plan contains a comprehensive development vision, development review process requirements, and form-based development standards and guidelines. Together, these elements comprise the amended West Hyattsville Transit District Development Plan (TDDP).
Westphalia Sector Plan & Sectional Map Amendment (SMA)
Completed February 2007
Westphalia (Planning Area 77 and 78), and the 2002 Prince George's County Approved General Plan. Developed with the assistance of several stakeholders, this document presents background, recommends a vision, and forwards goals, policies, and strategies pertaining to land use, zoning, environment, parks and recreation, transportation, trails, public facilities, historic preservation, and urban design. The sectional map amendment proposes zoning changes to implement the sector plan's recommendations.
